Most commercial cleaning goes wrong in the same two ways: the scope was never written down, so nobody agrees what was promised, and the crew changes every week, so nobody learns the building. Both are solvable, and both are worth asking about before you sign anything.
What it costs
Quoted per site
Commercial work is quoted per site rather than off a calculator, because square footage alone does not tell you much. Two 4,000 square foot offices with different footfall, different restroom counts and different flooring are different jobs. A walkthrough takes about twenty minutes and the quote is fixed after it.
What we clean
Offices and open-plan floors, meeting rooms, reception and common areas, kitchens and break rooms, restrooms, and the circulation space between them that most schedules quietly leave out.
We also work with medical and dental practices, salons, retail units and small industrial units. Those carry requirements a general office does not, particularly around restroom frequency, waste handling and which surfaces need a disinfectant step rather than a detergent one.
After hours, or during the day
Most offices prefer after hours, and it is usually the right answer: nobody is working around a vacuum, and the crew can move through the floor without interruption. It needs an access plan, which means keys or codes, an alarm procedure, and one named person on your side who can be reached if something is wrong at 9pm.
Daytime cleaning suits smaller sites and anywhere with a visible customer area, because the work doubles as a presence. It is also the better answer where restrooms need attention mid-day rather than once every evening.
Put the scope in writing
The single most useful thing you can do before hiring any commercial cleaner is ask for a written, room-by-room scope with frequencies attached. Daily, weekly, monthly. Not "full office clean", which means whatever the person holding the mop has time for.
It protects both sides. You get something to point at when a thing is not being done, and the crew gets to stop guessing which of the many possible interpretations of "clean the office" you had in mind. Every dispute we have ever seen in commercial cleaning traces back to a scope that lived in somebody memory instead of on paper.
The same crew, on purpose
A cleaner on their tenth visit to your building knows which meeting room is used daily and which is used monthly, which bin fills fastest, and that the back stairwell collects everything. That knowledge is most of the difference between a clean building and a cleaned building, and it is entirely lost every time the crew rotates.
